Founded by Robert Mosky and Albert Kocemba 20 years ago, the company’s history of condominium-conversion and new-construction development totals property values of nearly $1 billion.

Having completed literally dozens of successful development projects ranging from adaptive-reuse and condominium-conversion through new construction of high-rise buildings, RDM has earned a reputation for conceiving, building and delivering exceptional homes.

Located on Chicago’s prestigious Lake Shore Drive between the Oak Street and North Avenue beaches, the 22-story, 398-unit, vintage lakefront high-rise, built in 1927 by architects Hooper & Janusch, is now being converted to condominium residences by RDM Development. One-, two- and three-bedroom homes are available with vintage detailing and spectacular vistas of the city’s most notable attractions—at prices that appeal to first-time as well as move-up homebuyers.

“There will never be another project in this location at this price point in Chicago,” said Matt Garrison of Coldwell Banker’s Matt Garrison Group, the exclusive marketing agent for RDM Development. “We’re putting over $30,000 per unit into the mechanical infrastructure of this building, and we will be rolling out incredible upgrade packages in the spring. We have pre-sold almost 40 percent of this project at an incredibly fast pace, and it’s really just a function of providing the best value in the best location in Chicago.”

In addition to its premier location, 1400 Lake Shore Drive offers homeowners a wide array of first-class amenities, such as a 2,500-square-foot fitness center, party room, a 24-hour doorman, dry cleaner and laundry pick-up/drop off, convenience market, beauty salon, and rooftop deck with gas grills, whirlpool and lounge area. An estimated $12 million in improvements are planned for the building, including new wood paneling and marble flooring in the elevator lobbies, new carpeting and lighting in the hallways, new windows, electrical and plumbing upgrades, new boiler and new communications wiring. Pricing for lakefront homes begins at $139,900.

Trio is RDM’s latest cutting-edge new-construction development, located at 650 W. Wayman Street in Chicago’s hot Fulton River District. One high-rise tower and two mid-rise structures comprise 209 one- to two-bedroom units, all featuring contemporary European design, floor-to-ceiling windows, granite kitchens, designer finishes, unique baths with slate flooring, and private terraces. The buildings are connected with lush courtyards and park-like rooftop decks, and are within walking distance to eclectic dining, art galleries and boutique shopping. We have designed this project to strike a balance between style and value, and we’ve done it in a very creative way that hasn’t been done before.” Prices at Trio begin at $199,900.

RDM Development is also excited about their upcoming north-suburban project, The Terrace of Elk Grove Village, a community of eight boutique buildings in a park-like setting offering 427 condominium residences. Homes there will feature one or two bedrooms and will include a private balcony or patio, new carpeting, new paint, a modern kitchen appliance package, separate dining room and high-speed internet. RDM Development will also be enhancing the property with newly designed lobbies and entryways, and updated hallways. Common amenities include a spectacular pool with expansive sundeck, clubhouse with billiards room, brand-new fitness center, and cutting-edge business center.

“The Terrace of Elk Grove Village is a prime property with nicely renovated units and fantastic amenities close to Chicago, major expressways and O’Hare,” said Garrison. “The economics of the deal are such that we are able to offer these condominium homes at a value that is 10 to 15 percent below the market. We expect to see units sell incredibly fast.”

The Terrace of Elk Grove Village is located in a lovely neighborhood setting near parks and schools, and is just minutes from Woodfield Mall, O’Hare International Airport and the area’s major roadways. Pre-sales will begin mid-November 2005.
